The Maritime Zoning law for beach property

The ownership and usage of beachfront property in Costa Rica is regulated by the 1977 Maritime Zoning Law (Ley sobre la Zona Marítimo-Terrestre - Ley Número 6043). According to this law you are not purchasing beachfront property, you are leasing it. This is known in Costa Rica as a “concession”. This is a very important law that you have to know if you have a real interest in buying real estate in Costa Rica.
